Reguleringsplan for Nore Sunde

Abstract

Bacheloroppgaven min er et planforslag og reguleringsplan på et område på Nore Sunde i Stavanger. I dag er dette et landbruksområde, som skal bli et velfungerende og attraktivt boligområde for folk i alle aldersgrupper og livssituasjoner. Oppgaven er delt opp i ulike deler.

Først er det en planbeskrivelse, hvor jeg går gjennom en analyse av området, beskrivelse av planforslaget, beskrivelse av planens bestemmelser og hvilke virkninger planforslaget vil ha på området. Dette vil gi en god forståelse for området, og vil være grunnlaget for bestemmelsene.

Deretter vil planens bestemmelser komme. I bestemmelsene tar jeg for meg hvert enkelt boligfelt, uteområde, lekeplass og veg, og gir dem spesifikke bestemmelser som står i stil til regional-, kommunal- og områdeplan. Bestemmelsene vil bli mer detaljert og forklart i planbeskrivelsen.

Til slutt vil dette resultere i mitt planforslag av området, og en reguleringsplan som viser denne planen.

My bachelor thesis is a plan proposal and a zoning plan on an area in Nore Sunde in Stavanger. Today, this area is a farming land, which is going to become a well-functioning and attractive residential area for people in every age group and living situation. The thesis is divided in different parts.

The first part is a plan description, in which I’m going through an analysis of the area, description of the plan proposal, description of the planning regulations and what impact the plan will have on the area. The description of the plan will provide a good understanding of the area and will be the base for the upcoming regulations.

In the regulations each housing estate, outdoor area, playground, and will road be described, and they will be given specific regulations, in sync with the regional, municipality and area plan. The regulations will be more detailed and described in the plan description.

At last, all this will result in my plan proposal of the area, and a zoning plan which will show this plan.
