Hvordan sammenfaller utviklingen av boligpriser i Stavanger med endringer i makroøkonomiske indikatorer sammenlignet med andre norske storbyer

Abstract

Dokumentet presenterer en empirisk analyse som tar for seg problemstillingen knyttet til boligmarkedet i Norge. Hovedmålet med oppgaven er å undersøke hvordan ulike makroøkonomiske faktorer påvirker boligprisene i Stavanger i forhold til andre norske storbyer. Analysen støtter seg på boligprisstatistikk hentet fra SSB.no, som dekker perioden fra 2009 til 2023. For å forstå påvirkningen av økonomiske indikatorer på boligprisene i Stavanger, inkluderes det en sammenligning med byene Oslo, Trondheim og bergen for å identifisere distinkte trekk ved Stavanger.

Oppgaven innledes med en bakgrunnsdel som omhandler boligpolitikken i Norge og utviklingen av boligpriser i Stavanger. Videre bygges det på teorien om makroøkonomiske variablers effekt på tilbud og etterspørsel i boligmarkedet. Resultatene fra analysen presenteres gjennom en multippel regresjonsanalyse. Avslutningsvis diskuterer jeg resultatene, og oppgaven rundes av med en konklusjon.

The Bachelor thesis is built upon the Norwegian housing market through an empirical analysis. The thesis goals is to answer the question on how different macroeconomics indicators affects prices on housing in Stavanger, when compared to other Norwegian cities. The data used in the thesis is based on the website SSB.no, and the period goes from 2009-2023. Since I want to find out how different economic indicators affects the prices of housing in Stavanger, I have decided to include other big cities, such as Oslo, Trondheim, and Bergen, in other to compare and see what separates Stavanger from the rest.

The thesis begins with a background on the housing politics in Norway throughout its history, and the housing development in Stavanger. I will then build around different economic theories based on the different variables and explain how they affect the markets supply and demand. The results for the analysis will be presented through a multiple regression analysis, where I end the thesis with a discussion of the results and a conclusion.
